  1. Actively prospects for sellers

    Spring and her team all prospect daily to find a qualified seller that is interested in selling their home. On average, the team contacts approximately 750 people a week. Her aggressive approach in continually looking for sellers for you, is what separates her from the rest.

  2. Networking with Top Producers

    Being In the top 2% of all Realtors®, we understand the importance of working closely with the other Top Producers. Currently, only 7% of the Realtors® are selling 93% of the homes. We network with these Top Producers on a regular basis to be sure we have access to all of their new listings before they go into the multiple listing service. That way we have first shot at them!

  3. Call through neighborhoods

    If there is a particular neighborhood you would like to live in, I am willing to call through the area to see who is planning on selling their home. If you have a particular home you are interested in and it's not on the market, I will be happy to contact the home owner to see if they had ever considered selling.

  4. Internet Advertising

    All of the teams listings are located on our web site at www.springsteam.com. You can get specific data on a particular home and actually view up to eight pictures of the home from our web site, saving you valuable time.

  5. Past Clients

    The team's large client base makes for a rich source of referrals. Our mailings showcase all of the current buyer needs and are a very effective means of drawing new sellers.   6. Realtors® Multiple Listing Service

    Through the power of the Realtors® Multiple Listing Service (RMLS), we have access to all the homes currently for sale with a Realtor®. I conduct several searches a day to match any new listings that just came on the market or any homes that have been price reduced that fit your buying criteria.

  7. Schedule and viewing of homes

    When you select the home(s) you are interested in, we take care of everything. Checking to be sure the property is still available, the time on the market, the sellers motivation, set up a time to view the home, and actually letting you into the home are all taken care of. We do all the work for you.

  8. Comparative Market Analysis

    Once we have found a home you are interested in, we will prepare what we call a comparative market analysis (CMA). This will show you what similar homes are selling for in the area and help us determine what fair market value is on the home. This is a crucial step so that you don't pay too much for a home.

  9. Research any information needed

    Sometimes on properties, there can be previous unresolved easement issues, title concerns, LP Siding, underground oil tanks, etc. We will mention anything that may be of concern and take care of all necessary research so you know exactly what you are getting into.

  10. Write and negotiate the offer

    When we write an offer, we are always writing it with your best interest in mind - not the seller's. You will be very thankful we are on your side and not the sellers as we are very tough negotiators. We win almost every time because of the commitment we have made to our skill level!

  11. Communication

    It is important to us that you understand the process of buying a home and where we are in that process. We make a commitment to keep you up to date on our progress at all times.

  12. Coordination of the process

    In any particular closing, there can be as many as 22 different people involved. Everybody from buyers and sellers, to Realtors®, appraisers, home inspectors, escrow agents, the lender, the processor, contractors, re-inspectors, etc. Our job is to convince all of the people to do what we need them to do, in the time frame we need them to do it, so we have a smooth transaction and close your new home on time.

  13. Possession and keys

    We coordinate the closing and possession, and collect and deliver all of the keys, garage door openers, etc.
